William Malpas

Bill Malpas has 20 plus years of experience successfully managing construction and manufacturing projects. He is a published author, and successful inventor.

Ranging from “super-insulated” houses in the Model Codes program for the Bonneville Power Administration in Oregon in the early 80’s, to a recent zero-net-energy house in Oakland CA, he has been working in sustainable building most of his career with particular emphasis on passive solar heating and cooling, and energy–efficient building envelopes.

In the late 80’s, after studying for a degree in computer science at UC Berkeley, Malpas successfully developed project management and scheduling software. The software was used for three years at the construction company for which he worked; it was included in the AT&T software catalog, shown at a number of trade shows, and successfully installed at several Beta sites.

With a design degree, he brings a studied approach to generating the ideas needed to dynamically and flexibly solve problems. By working in machine shops in the East Bay during the early 70’s, as a millwright in northwest sawmills, and building clean rooms in Silicon Valley in the 90’s, Malpas gained a thorough grounding in manufacturing processes. With two patents pending and several more working through the patent process, he brings a wide range of experience to any undertaking. 

He has run a series of construction companies in which he has held senior management and ownership positions. He has forged long-term relationships with the San Francisco Bay Area’s leading architects, engineers, building technology consultants, and manufacturing concerns.



Malpas Sustainable Design – Berkeley CA (2010 – present)

CEO of the company that manufactures an extremely efficient pre-fabricated building system exemplified by “Simple Building”, a zero-net-energy, passive solar house that fits in a back yard. 

Zeta Communities – San Francisco, CA (2008 – 2009)

A founding member, Director of Construction, and continuing stockholder in a Venture Capital funded start-up to build modular zero-energy housing. Presentations to investors, presentations to board. Set up original plant; coordinated design of prototype – a two-story, townhome composed of four modular units; hired labor force; built and installed prototype on an infill lot in Oakland CA; coordinated energy testing, successfully marketed and sold the townhome. The project achieved LEED platinum and incorporated a number of original ideas. Zeta’s IP includes 4 patents, two of which Malpas developed.


Malpas & Birmingham Inc. Burlingame, CA (2005 – present)

A founder and president of a construction company building new steel and concrete buildings, seismic upgrades to existing multi-family buildings and industrial buildings, office interiors.  Numerous published and award-winning projects, (awards and published projects available on request.)


Zero Net Energy Working Group – San Francisco, CA (2010- present)

Founder and board member of non-profit spreading the gospel of energy efficiency.
